Energy Performance Certificate
The regulations regarding the sale and letting of Spanish property will change on June 1st 2013. After this date, every property that is put up for sale or long term rent is required to have an Spanish Energy Performance Certificate (EPC) or Certificado de Eficiencia Energética (CEE)
Properties are rated based on a series of measurements and readings. The type of construction, insulation, windows, hot water system and air condition will all be reflected in the rating which runs from a scale of A (Most Efficient) to G (Least Efficient).
After 1st June 2013 property owners will be required by law to present an Energy Performance Certificate. When the property is sold, the Notary (see Girasol Homes Guide to Buying Property in Spain) will need the original EPC before ownership can be transferred.
It is the responsibility of the vendor to have a completed Spanish Energy Performance Certificate. After 1st June 2013 it will be against the law for agents to advertise and market properties that have no Energy Performance Certificate in place.
The Spanish Energy Performance Certificate can only be issued by certified and registered assessors. These assessors will be architects or engineers.
